Safeguard yours now!]]></title><link>http://www.publicangel.com/forum/showtopic.php?tid/118/</link><guid isPermaLink="false">http://www.publicangel.com/forum/showtopic.php?tid/118/</guid><description><![CDATA[ As I’m sure you know the Tenant Deposit Protection Scheme introduced in April 2007 makes it a legal requirement for all landlords to secure any deposit paid to them with one of the approved government bodies.  Failure to do so lays the landlord open to severe penalties including an automatic fine of three months rent paid to the tenant and a <span style='color:red'>prohibition upon the landlord preventing him evicting the tenant.</span><br />
Clearly the new legislation has been designed with the tenant in mind with little thought for the landlord’s property.  Indeed, as the tenant’s deposit is held by a third party it is incumbent on the landlord to <span style='color:red'>’prove’</span> that damage has been done to the property if he wants to make ANY deductions from the tenant’s deposit.  It is recommended that this proof is <span style='color:red'>’documented, verifiable and independent’.</span><br />
The easiest and most efficient way of achieving this is to have a property inventory drawn up by an independent company like ourselves.  We will provide you with a detailed inventory of your property which your tenant will agree and sign at the start of the tenancy. <br />
 If there is any damage/uncleanliness at the end of the tenancy you will be in a very strong position to claim the appropriate deductions from the tenant’s deposit.<br />
Even if you rent out unfurnished property you should have an inventory drawn up because doors can be broken, tiles cracked, carpets stained, fittings removed or damaged, etc.  Furthermore, when a tenant is presented with an independent inventory he knows that his landlord is serious about the care and maintenance of his property and is more minded to treat the property with due respect.<br />

I recently attended a " <a href="http://www.shcl.co.uk/events/Learn-How-to-Optimise-Your-Website.asp" title="www.shcl.co.uk/events/Learn-How-to-Optimise-Your-Website.asp" target="_blank">Search Engine Optimisation training course</a> " run by Susan Hallam. I found Susan when looking for an SEO course, her site is ranked on the first page of Google for a very competitive term "seo training uk", which speaks volumes. Jon Allen and myself attended the workshop and we both felt it was very beneficial.<br />

Susan is very knowledgeable, not just about SEO but also marketing in general. After the course, I got chatting about PPC, and how I and other people in the property world have wasted money on adwords trying to generate leads. I asked Susan if she would put on a course specifically for us, and she said she would be delighted.<br />

When I was researching the SEO course London based trainers were charging in the region of £700 - £1000 per day, but Susan is not London based and her cost base is lower she can keep the price down, the actual course is a snip at £250 + VAT.<br />
